The product
Architectural shingles from GAF or Owens Corning are excellent products. Whether you actually get a 25-plus year roof out of them depends on what happens between tear-off and dry-in.
Synthetic underlayment across the full deck, plus a self-adhered ice and water shield on the eaves, valleys, and around every penetration. This is what keeps Northern Illinois ice dams from finding the inside of your house in February.
Most early shingle failures in this area come from an under-ventilated attic cooking the shingles from below. We calculate intake and exhaust for your specific attic and balance them, so the shingle warranty actually holds and your attic temperature stays in spec.
Step flashing at every wall, counter flashing into the brick reglet where required, new pipe boots on every penetration, kickout flashing where the roof meets a wall above a gutter. New, not reused. This is where 90 percent of leaks start on a roof that otherwise looks fine.
Six nails per shingle in the high-wind zones the manufacturer requires for the warranty, placed in the nail strip and driven flush, not over-driven and not high-nailed. It is the single most common reason a roof voids its warranty, and it is invisible from the ground.
